Erbacci Properties is a privately held real-estate company headquartered at Lynx Business Tower, Dubai. We own and run our own residences and extend that operating expertise to a small number of private owners who want their assets managed the way we manage our own.

Every apartment in the portfolio is renovated and designed entirely by us — no two units are the same, and none are templated. On top of that craft we layer software built in-house by our sister company Erbacci Ltd. The result is dependable performance and stays that feel like one-of-one experiences, not stock.

Do you sell properties, or only manage them?

We're not brokers. We own residential units and we operate them — for ourselves and for a small number of private owners. If you're looking to buy or sell, we're happy to introduce you to the agents we trust, but the transaction won't sit with us.

Are the apartments designed and renovated by you, or by third parties?

Every apartment we operate has been gut-renovated and designed by us. We don't run templated stock — each unit gets a material palette, a furniture plan, and a lighting design tuned to its building, its view, and its likely guest profile. The drawings, the suppliers, the punch-list — all in-house.

What does owner-managed actually mean for me as an owner?

You delegate the day-to-day — listings, guest comms, check-in, cleaning, maintenance, reporting — and you keep ownership, P&L control, and final say on any non-routine decision. We give you the same operating cadence we run for our own units: weekly status, monthly statement, immediate escalation on anything material.

How do you set prices, minimum stays, and house rules?

Pricing is dynamic and benchmarked against comparable Dubai stock weekly. We adjust by season, event calendar, and lead-time. Stay length and rules are agreed with you up-front — some owners prefer long-stay only, some allow short stays with strict rules. We don't enforce a one-size-fits-all template on your asset.

What does your reporting look like?

A monthly PDF statement with every booking, every guest charge, every operating cost itemised — and the matching bank-side reconciliation. No bundled "management fee" line. Owners with multiple units get a portfolio view; owners with one unit get a single-line summary on top of the detail.

Are you expanding outside Dubai?

Selectively. We were at OREX 2026 in Oman to study that market, and we look at GCC opportunities that fit the same playbook: prime location, owner-operator economics, and a unit count we can run to our standard. Growth comes second to consistency.
